In the past many people in the CRE industry have claimed that only the numbers matter when it comes to analyzing Commercial Real Estate.  While maybe considered true back then, this is no longer the whole story. 

Compared to when that statement was circulated as the whole truth, almost all real estate investors and brokers are much busier, on a day to day basis, and also have the potential for fingertip-level access to the majority of properties that are publicly listed for sale on the internet.  Hence the numbers can no longer be relied on to tell the whole story of a property, nor of its true potential.  
These same investors and brokers no longer have the time to uncover the full story and to discover the real opportunity for themselves as they are time starved and are overloaded with data to analyze at even a minimal level.

These days, it is up to the listing broker to not only attract the attention of buyers and investors through professional imagery and high grade marketing, but also to dig beyond just the numbers and be able to tell the full story of the property and to explain any unrealized potential that it may have and how that can be captured by the buyer.

1031 Exchange Trade-Out Scenario:

Many investors want to defer the taxes due at the time of the sale of their commercial investment property, and hence they perform the sale via a 1031 Exchange tax-deferred process.  There are many nuances to this process, and much depends upon the specifics of your exact situation, but we work with a number of the leading 1031 Exchange Intermediaries – who are all highly experienced - and we can ensure that you are introduced to them in order to discuss your specific individual needs.

Leasing:

As the owner of a commercial property, you are likely to want to achieve a specific minimum Cap Rate on your investment each year. This requires that you maintain a full rent roll of satisfied tenants.
The owners of such properties (landlords) also routinely run into the scenario where a business tenant has reached the end of their lease period in the property, and for whatever reason is now moving to a new location.  This leaves a vacancy that needs to be filled for the next five or ten years or more, in order to secure a predictable ongoing cash flow for the property.  

Most owners are not in a position to invest the time and effort in advertising their own property’s vacant space in addition to screening, vetting and negotiating with the prospective tenants. This is where owners learn to rely on their Commercial Real Estate advisors.
